Ask any agent who has been in the business awhile if they have any stories, and chances are they do.  As an instructor, I use stories to illustrate ideas and get points across. Some are humorous, some are scary, all are true (with names and some details changed to protect the identity of the people involved).  

An appraiser friend (who will remain nameless) furnished this story: an appraisal was set up, with the owner giving directions: "It's the third house on the left, and it's white. The door will be unlocked, just go on in." The appraiser dutifully went to the third house on the left, which was white, and had an unlocked door, and went in. The mail was on the kitchen table, and he glanced at it. It was then he realized the name on the mail was NOT the name on his order. He called the client (at work) and the client said: "Oh, that's my next door neighbor. I guess I'm the fourth house if you count the one on the corner." The appraiser was just thankful the real homeowner didn't show up and shoot him!
